Need advice on finding a private lender and how to pay them back

I'd like to borrow money from a family member or friend to put down on another investment home. I want to borrow from people who have large retirement funds and want to grow their money. 

What methods have you guys used to have your potential private lender buy in to your plans for investment?

How do you guys offer repayment and under what time frame? 5% interest over x amount of years?

 right now interest on private money is 12-15%. Typically its also short term (12 months or less)
