Portfolio loan - Using 2 Rentals & Primary residence as Collateral

I currently own a townhome in LA county, along with 2 rental properties (duplexes) all 3 have equity. I want to do a portfolio loan and use the current properties as collateral in order to get a loan to buy a bigger primary residence. Looking for some creative financing lenders.

Assuming you have no debt on those other assets, you should easily be able to get a portfolio loan. If you do have debt a portfolio lender will not go into 2nd position and would need to refinance out of the current loans. For the refi they may go up to 70-75% LTV max. This is some guidelines to give you an idea of how much money you could pull
