Creative financing notes

I just came across a listing that stated: "Creative owner will carry 2 year note @4.5% with 15% down". What does this mean? is there a deal to be made here? 

Am looking for create an investment portfolio - mainly buy/hold to generate passive income. Any guidance would be appreciated.

It means if you put 15% down. They will play "bank" for 2 years at 4.5% interest. Then I am guessing you need to sell or refinance unless you can pay an entire mortgage in 2 years when the term is up.
