Financing Advice Needed

I have foreclosures on my record from just about a year ago from 2 investment properties I got into just prior to the housing crisis. Everything else on my credit report is impeccable but understand this will impact my ability to get conventional loans but what are the best options. Between cash in the bank and money in investments (401k) I have roughly $300k but not sure the best option when looking to obtain financing for future deals. At this point I'm looking to continue to do flips (I just sold a personal home last year which was a bank owned purchase and fixer upper) and would appreciate some direction. The amount of information in BP is overwhelming and have begun the search but any direction would be appreciated.
