Title company in SF Bay Area for Subject-to Purchase?

Hey Folks,

I've found lots of posts on Subject-to, but haven't seen any recommendations for a title company that is familiar and willing to offer title insurance for a sub-to deal.

My usual title company said they won't do it!   

Has anyone had success with a local title company doing sub-to?
