Tenants fighting in rental property

I am a homeowner in Sacramento California and i am renting out my SFH and renting the rooms. I currently have 2 tenants who are constantly fighting and harassing eachother.... what am i supposed to do legally regarding keeping one and evicting the other? Or do i even get involved at all?

If they are in violation of the lease, give them both a lease violation notice.  If they do not stop, evict them both.  Otherwise, non-renew them both.
