Can I get the full $12,000 amount of tenant didn't stay the full 12 months?
Hello everyone,
I read on BP that if the tenant stops paying and leaves the property I can get a money judgment for the full $12,000 (assuming $1000 monthly rent). Is this true if you have to evict the tenant? Can I only get a money judgment for the past rent due and utilities for example or can I get a money judgment for the rest of the months that they didn't pay too?

welcome to the site.
You will be able to get a money judgement for past due rents. After the tenant leaves you will need to place a new tenant. Once you place the new tenant you will not be able to collect double rents.
Ex. Tenant 1 signs 12 month lease. pays months 1-4. Leaves mid month 5 without paying. You put tenant 2 into the house beginning month 6. You will not be able to go after tenant 1 for month 6-12.
