Yes! We have any over 18 on the lease and have them fill out a packet similar to an application so we have more information about them.

At my first rental, at age 18, I was so excited to get someone in the house that I didn’t run a background check. The tenant I chose turned out to be a registered sex offender. He also eventually stopped paying rent because he lost his job as a cook due to an argument with his fiancé. She cut his hand with a knife after arguing over the fact that he was a sex offender.
Lessons Learned: The importance of running a background check and how the eviction process works in Michigan hahaha

I also would not include that in my maintenance calculations as those are the tenants responsibilities.

Hey @Jon Graham ! I just recently got my license and like @Russ Draper said, you do not get access to MLS just by obtaining your license. You'll need to join a brokerage and through them you will gain access to MLS. There are many different brokers out there that charge very different fees. Find one in your area that will grant you access and work as independently as possible, since that's what you're going for.

Hello @Vishal Didwania !
I do not require renters to get renters insurance, but I specifically state that it is HIGHLY RECOMMENDED. Also make sure to note that the insurance you have on your rental will most likely not cover the tenants' personal belongings (hence the need for renters insurance).
