My wife an I would like to explore our options as we consider selling our AZ rental through a 1031. Do you have positive experience working with your accountant?

Accountants should be involved on both ends of a 1031:

  1. Evaluate whether an exchange makes sense from the tax point of view, including your current situation and your future goals
  2. After the exchange for proper calculations and reporting

During an exchange itself, you will be guided by the Qualified Intermediary (QI) such as @Dave Foster or @Bill Exeter. Make sure to hire a QI before you start the exchange, otherwise there's no exchange at all.

General CPAs often are not familiar with 1031s, especially since the rules have recently changed. However, this board features 20+ accountants who specialize in real estate and have experience with 1031s.
