Looking for Hard Money Lenders, San Antonio (Felony Friendly)

Hey BP Community, 

I have a client looking for a hard money lender that is okay with felonies on a background report. His FICO is 597, but has done several conversions, ground-ups, and flips in the San Antonio area. 

Deal: 

Purchasing a fixer from his daughter and will convert it from a duplex to a 4-plex. He has plans, permits, and blueprints. Foundation is nearly done. 

He needs a hard money loan to finish the rehab and he will refinance with a DSCR loan. (will be working on his credit as well)

PP: $65,000

As IS: $180,000

Rehab: $180,000

ARV: $500,000
