Cash Out Refi lenders, DSCR loan

Hi, my name is Jose Gabriel Lopez, I bought a duplex in Ohio back in December 2022, I flip the house and now is rented with a good cash flow, I know with the new regulations I can't refinance the property after one year, but I think I can do it if I get a DSCR loan, please let me know if you can recommend a lender can help me, the reason of the cash out is to keep investing, Thank you.
