Private Lenders for sub $100K Properties

I’m looking into some properties in the St. Louis area that are between $65-95K, and am struggling finding anyone who would entertain a loan with a purchase price below $100K. 

I have 2-3 in mind i would like to move on if possible, but even putting them together since they're all sub $100K they aren't willing to provide any terms, which also seems to be the case with most DSCR loan options.

I’ve got excellent credit and can do a down payment of 20-25%  but just need the right people to talk to. 

Any help would be greatly appreciated!

Hey @William Goff I got a $40,000 DSCR loan for a property through Great American Bank based in Lawrence, KS. I live in Kansas City, MO. You could always reach out to them since they are a MO lender. Going through a local bank or credit union is likely your best option. I'm also tied to a community of Gator and private money lenders that may be happy to work with you.
