Commercial Multifamily Financing – 15% Seller Financing Allowed! No Rent Rolls!

Investors and Realtors….for the first time ever, you are now able to receive hassle free, private money financing on commercial multifamily properties! 😊

Here’s what this means for you:

  • Say goodbye to commercial lenders asking for rent rolls to ensure there is enough cash flow to meet their DSCR ratios!
  • Say goodbye to commercial lenders asking for T-12 operating statements just to tell you the deal doesn’t work based on "net" cash flow!
  • Say goodbye to needing a 20% to 30% down payment on acquisitions!
  • Say goodbye to commercial floating rates, and 5, 7, or 10 year terms!
  • Say hello to lower down payments with 15% seller financing allowed on acquisitions!
  • Say hello to no tax returns, no paystubs, no W2’s, no 1099’s, no rent rolls, and no T-12 operating statements!
  • Say hello to no more hoops to jump through!
  • Acquisitions - Qualify based on credit score, and down payment.
  • Cash Out Refinance – Qualify based on credit score, and the amount of equity in the property.

Listed below is what I refer to as the “sweet spot” regarding qualifying on acquisitions:

  • 5 or more units.
  • Stabilized property condition.
  • Minimum credit score is 650.
  • Fixed rates. 30 year fixed term. 30 year amortization.
  • Minimum loan amount is $75,000.
  • Max purchase price is $7 Million.
  • Minimum down payment is 25% but remember 15% seller financing is allowed which will reduce the total down payment to 10%
  • Property can be zoned residential, or commercial. Either is fine.
  • If your client is a Foreign National, and doesn’t have a credit score no problem!

  • Stabilized property condition.
  • Minimum credit score is 650.

  • Must have at least 25% equity in the property.
  • Property can be zoned residential, or commercial. Either is fine.
  • If your client is a Foreign National, and doesn’t have a credit score no problem!
