Commercial Multifamily Financing – 15% Seller Financing Allowed! No Rent Rolls!

Realtors are you tired of seeing great multifamily investment opportunities that offer seller financing for the down payment only to hear from your commercial lenders that either they won’t allow seller financing, or the seller financing cannot be in the form of a 2nd lien on title?

Investors are you tired of commercial lenders requesting a 20% or 30% down payment, and requesting rent rolls, T-12 operating statements, and personal financing statements to determine your liquidity?

Well I have a solution, and for the first time ever, you are now able to receive hassle free, private money financing on commercial multifamily properties! 😊

Here’s what this means for you:

  • Say goodbye to commercial lenders asking for rent rolls and T-12 operating statements to ensure there is enough cash flow to meet their DSCR ratios!

  • Stabilized property condition.
  • Minimum credit score is 650.
  • Fixed rates. 30 year fixed term. 30 year amortization.
  • Minimum loan amount is $75,000.
  • Max purchase price is $7 Million.
  • Minimum down payment is 25% but remember 15% seller financing is allowed which will reduce the total down payment to 10%
  • Seller financing can be in the form of a 2nd lien on title, or a separate contract between you and the owner. Either is approved by our underwriters!
  • Property can be zoned residential, or commercial.
  • If your client is a Foreign National, and doesn’t have a credit score no problem!
