No Ratio Loans - Airbnb STR's Commercial Multifamily - 15% Seller Financing Allowed!

For the first time ever, you are now able to receive hassle free financing on residential investment properties, Airbnb, STR's, and commercial multifamily properties with our "No Ratio" program!

Here’s what this means for you:

  • This is the only program that allows 15% seller financing for down payment on acquisitions.
  • No tax returns, no paystubs, no W2’s, no 1099’s, and no debt to income ratios.
  • No DSCR, no rent rolls, no operating statements, and no STR projected income.
  • No credit checks for Foreign Nationals.
  • No previous investor experience needed.
  • Current closing timeframes are 13 to 15 business days.
  • Refi cash outs are also available, and we only need the property to have 25% equity.
  • We can offer this program in ALL STATES.

Listed below is what I refer to as the “sweet spot” regarding qualifying on acquisitions:

  • 1 to 4 unit residential investment properties. Single family residence, condo, townhome, multifamily.
  • 5+ unit commercial multifamily properties.
  • We can only close in the name of an entity (LLC or Inc.)
  • Stabilized property condition.
  • Minimum credit score is 650.
  • Fixed rate. 30 year fixed term. 30 year amortization.
  • Minimum loan amount is $75,000.
  • Max loan amount is $7 Million.
  • Minimum down payment is 25% but remember 15% seller financing is allowed which will reduce the total down payment to 10%
  • 15% seller financing can be structured as a 2nd lien on title, or a separate contract between you and the owner. Either is approved by the underwriters!
  • Property can be zoned residential, or commercial.
