You are now able to receive competitive interest rates, and hassle free “Fix and Flip” financing on residential investment, and commercial multifamily properties!

Here’s what this means for you:

  • 10.99% fixed interest rate!
  • We pay for your title fees!
  • No pre-payment penalty.
  • No more hassles with your current lender sending out the appraiser, and charging you $250 each time you finish a project. With us it's no hassles, you just send pictures of the completed work.
  • No tax returns, no paystubs, no W2’s, no 1099’s, and no debt to income ratios.
  • No DSCR, no rent rolls, no operating statements, and no STR projected income.
  • No previous investor experience needed on 1 to 4 unit residential investment properties.
  • On 5+ unit multifamily properties we do need you to have completed at least 1 rehab on a similar sized property within the last 5 years, or you can add someone who has experience.
  • Down payment ranges between 30% to 10% depending on experience, but let’s say you have no experience, and you know someone who does, we can add them as a co-signor to reduce your down payment!
  • No credit checks for Foreign Nationals.
  • Current closing timeframes are 7 to 12 business days.
  • We can offer this program in ALL STATES.
  • Term = 12 months but can be extended.
  • 100% rehab costs are covered up to 85% ARV (After rehab value).
  • After you complete the rehab, if you decide to keep the property as a STR, or long term rental we can do an "exit refinance" into a DSCR or No Ratio loan (BRRRR)

Listed below is what I refer to as the “sweet spot” regarding qualifying on acquisitions:

  • 1 to 4 unit residential investment properties. Single family residence, condo, townhome, multifamily.
  • 5+ unit commercial multifamily properties.
  • We can only close in the name of an entity (LLC or Inc.)
  • Property MUST need rehab.
  • Minimum credit score is 620 on residential properties.
  • Minimum credit score is 660 on 5+ unit commercial multifamily properties.
  • Is your credit score less than what we need? No problem, you can add a co-signor.
  • Fixed rate. Interest only payments.
  • Minimum loan amount is $75,000 on residential properties.
  • Minimum loan amount is $500,000 on 5+ unit commercial multifamily properties.
  • Property can be zoned residential, or commercial.
