In Need Of A Licensed/Insured Contractor In Cleveland, Ohio

Nick Roth
Posted

Hey everyone,

I am under contract for a home in Brook Park, Ohio and it just got classified as a C5 category. I got this property from a wholesaler and was able to convince them to let me get this house under contract with bank loaning.

The bank said they cannot loan on a C5 (unlivable) house. One way I can go through with this is if I get a bid from a licensed/insured contractor to turn this C5 into a C4.

Please send any recommendations my way, this needs to be done as soon as possible.

Thank you!
Nick

@Nick Roth, I completely agree with @Remington Lyman on this one. One thing I have learned in lending, don't try to put a square peg in a round hole. If a property needs rehab, get a rehab loan. That the foundation of the BRRRR process anyway. I would be very suspicious that this does not close if this is long-term debt. C4 is minimum standard for the industry for long-term debt.
