Looking for Commercial Real Estate Partner

I am with a startup LLC based in Nevada that is looking for a partner with access to financing to help purchase a commercial property that I have lined up with the current property owners.
The property is selling for $85,000, would require another  $200,000 to put down for a construction loan to refurbish the building. The property would be utilized for adult hospitality and entertainment. My business projections show a potential 7 figure annual return. The owners want to close by early 2024.
