Hi @Lilah Myers!

A lot of my clients are looking for different thigs when it comes to what kind of hard money/fix and flip loan. 

A couple of things to consider when looking for loan options. Leverage, interest rate, interest type, fees, what kind of appraisal, and speed. When you do talk to someone, make sure you are asking those.

I have done all my BRRRR deals and flips with Wildcat lending. I can send over their info if you are interested in connecting with them. It's usually 12%, 2-3 points, 6-month term, interest-only monthly payments, with an auto extension for every month after. They are solid. They don't beat around the bush and then the day of closing tell you they can't do the deal. They also close pretty quick.

  • Rates: 10% to 14% (Most Deals are 12%)
  • Terms: 1 Day - 24 Months (Most Deals are 6 months)

So being a first timer, you will want to have good credit, you will also want to have a sound contractor relationship in place prior to any offer or financing you seek.  Lots of times people get so excited about the opportunity they forget about the pieces that they need in place to make it all happen.  I've helped about 7 BP community members do their first deal.  sent you a pm.

 Hi Lilah--I just found a credit union that lends specifically for Indiana properties.  Looks like they have some awesome loan programs and it's just $5 to join the credit union.  Send me a message with your email if you would like the info.
