Private Lender Offering Short-Term Land Flipping Loans

Hello BP, I manage a private investment fund and I'm specifically looking to expand our land loan portfolio. Granted my focus is land flip, not holds. The typical timeframe is < 6 months, but I do offer 100% financing + closing costs wrapped into the loan as long as the agreed-upon purchase price is <50% of recent like-kind land sales within the last yr, within a reasonable distance of the lot you're looking to purchase.
