Any good Bird dogs servicing the Hartford Connecticut area?
I am seriously lacking good deals being brought to me. I am typically seeking single and multifamily (commercial) deals with no structural issues and I use ARV * 0.70 - Rehab to calculate the worthiness. This suggests that I have to do most of the negotiations myself.
The wholesalers I run across in Connecticut continue to bring garbage to me.
