Buy Investment property with IRA OR 401K

Hi, Newbie here looking for a knowledgeable CPA who could assist us with real estate investment strategy. I would like to know if there is a way to use my personal IRA from previous employer to purchase an investment property? 1031 exchange, cost segregation etc.
