Seeking Capital Partner to Assist with Finishing a Flip - Denver Metro Area

Hello:

Thanks for reading my post. I am an experienced house flipper with a few under my belt. I suppose it had to happen eventually, but I now find myself in "one of those deals" that just has not gone right. I was a little off on this rehab estimate a bit to begin with, but have also encountered many unforeseen issues that have caused me to be overbudget to the point where I will not have enough cash to finish the project. The contract on this closed quickly and I was forced to partner with a HML that I was not familiar with. As a result, I did not get the best terms, which is also compounding the problem.


I am an experienced general contractor.  I know what it's going to take to finish the project, and I have a plan for how to accomplish this, but I need a cash partner who can come in and inject the cash to get it done.  The property will cash flow (even with the issues) once completed.  I have other means to find the money, but this would involve refi on my primary, which I would like to avoid.  I am open to discussion on terms with the right person.  The project is currently about to begin drywall phase, and I hope to be able to finish within 2 months.
