Hello Fellow Fix and Flippers/Investors!
Are you struggling with finding a contractor, obtaining permits, or purchasing materials in the Denver Metro Area? Did you hire a contractor and now he won't show up? Do you have no idea where to start on a renovation? I can help!
I am an experienced flipper and general contractor. I've been a licensed GC for over 25 years in the Denver Metro Area and chances are that if you're struggling with it, I've dealt with it in the past. I am looking to partner with an investor or a group of investors to facilitate win/win situations for both of us on residential or commercial renovation projects.
What I Can Bring to the Table:
- Construction Knowledge
- Reliable Crews To Get Projects Done
- Reduced Prices for Material Purchases (Wholesale, GC Rates)
- Design Drawings/Space Planning/Engineered Plans
- Permitting and Permit Assistance (Submitting for Permits, Getting Permits Released)
- Scheduling Help
- Connections in the Construction Business for Site Logistics, Subcontractors, Etc.
I would love to help you get your flip or project done for less money and quicker!
What I Am Looking For/Needing:
- Cash or Credit Partners to Assist Me With Getting a Project I'm Working On Across the Finish Line
- Acquisition of New Deals That You Can't Take On
- Financial Advice/Networking with Lenders and Private Investors
Let's talk and see how we can work together. I'd love to hear from you. Thanks!

Hello:
Thanks for reading my post. I am an experienced house flipper with a few under my belt. I suppose it had to happen eventually, but I now find myself in "one of those deals" that just has not gone right. I was a little off on this rehab estimate a bit to begin with, but have also encountered many unforeseen issues that have caused me to be overbudget to the point where I will not have enough cash to finish the project. The contract on this closed quickly and I was forced to partner with a HML that I was not familiar with. As a result, I did not get the best terms, which is also compounding the problem.
I am an experienced general contractor. I know what it's going to take to finish the project, and I have a plan for how to accomplish this, but I need a cash partner who can come in and inject the cash to get it done. The property will cash flow (even with the issues) once completed. I have other means to find the money, but this would involve refi on my primary, which I would like to avoid. I am open to discussion on terms with the right person. The project is currently about to begin drywall phase, and I hope to be able to finish within 2 months.
Please reach out if you think you can assist, and I will look forward to speaking with you.
Post: Supplemental Rehab Financing

Hello All:
Well, here I find myself in a situation that I hoped I would not be in despite my best efforts. I've started a rehab on a SFH and after getting into the project, I've discovered a handful of things that will most certainly push me over budget on my rehab leaving me short of funds. Now, I have not run out of money yet....I am just trying to get ahead of this before this does happen. I am already over-leveraged into the project with LOC's and such, therefore I am looking for ideas for other sources of cash to supplement my current rehab loan to be able to get me across the finish line. I am an experienced flipper, and I got into this deal with plenty of margin, so cashflowing out of it at the end is not a concern, but I need the liquid cash to get it there. I do have a couple of other options that are not attractive and would be "last resort" kinds of plays that I really don't want to entertain.
Any ideas/resources anyone has would be greatly appreciated. Thanks!
