Commercial agents, do I need a buyer agent, and would you be fiduciary to the buyer?

I found an interesting property. The seller requests my commercial agent to submit documents, LOI, POF, EMD, etc. How important is it I have an agent representing me? Does a commercial buyer agent have a fiduciary duty to me? The property is dirt cheap, and I already am assuming the worst about it structurally. I've checked the zoning and permits, etc myself, so I feel I have a good idea of what I am getting into. Can I just deal directly with the selling broker, and should I ask if there is buyer agent compensation?
