Having trouble finding a cash buyer

I have a property under contract typically I can find A cash buyer fast but I'm having trouble with this property location. It’s a property in 75103 off of hwy 243,  Its a moblie home on an acre worth of land property need light rehab 3 bedroom 2 bath 2 storage units asking $150,000
