Looking for Help Drafting a Land Contract – Willing to Pay for Guidance (NC Deal)

Hi everyone,

I’m currently evaluating a land contract deal in Fayetteville, NC for a multifamily property (seller financing, $300K purchase price). The seller is open to transferring the deed in 1–2 years, after we demonstrate stable payment performance and build some trust.

This is my first time structuring a deal like this, and I want to make sure we do it right from the start — especially regarding:

✅ Drafting the land contract agreement correctly
✅ Protecting our interests as the buyer
✅ Understanding key risks (e.g., default, title issues, eviction rights)
✅ Recording the contract, servicing, and exit planning
