Exit: 50/50 (sponsor’s take scales with ownership %)

Price: $1,500,000

Ops (from file): NOI $11,566.08/mo, Debt $4,375.00/mo, CF $7,191.08/mo, DSCR ~2.64×

CS Cash-in (baseline): $7,000 closing + 3% commission ($45,000) = $52,000

Option 1 — Stay at 20%
