Calling all Charlotte NC Investors, Realtors and Appraisers

I am looking at buying a condo in downtown Charlotte. but I am totally unfamiliar with values in that area. Can anyone help me out to let me know if this is a good deal. Here are the specs:

1br 1 Ba.....790 sq. ft....top level 18 ft. Ceilings with windows all the up...balcony...granite countertops...all appliances...some city views...asking $85k...the address is 1208 Caldwell st. The neighbor said it's an up and coming neighborhood (scary...I know). They just built a brand new apartment complex next door. I just can't seem to get a handle on the value.

It just went back on the market yesterday, financing fell through. So if its a deal I would have to act fast.
