Looking for 20 - 100 units in greater Houston area in need of renovation/repositioning

I'm looking for good connections in the greater Houston area. I am interested in purchasing anywhere from a 20 - 100 unit apartment complex. I would prefer something with a value add component. Does not have to be stabilized if the value is there. Off market is great, but I am willing to deal with good brokers as well.
