Direct Mail to Motivated Sellers - Equity Position

I'm putting together a database to do direct mail to motivated sellers.  I ran the database using an equity position of 30% to 100% and the sample size that came back is just to big.  I want to segment this down to a more manageable number so the question is, is it better to use 30% to 50% equity or 50% to 100% equity as a way to reduce the sample size while still maintaining the segment of people that would still be considered motivated sellers?
