Memphis Wholesale Property Leads

You may have seen my previous post - I sent out mailers to Memphis and have been receiving too many phone calls for me to handle right now due to my job.

It seems that the properties are in undesirable neighborhoods for the most part but there are just too many for me to suss out and I have messages from sellers who say that they have multiple properties.

I'm looking for an option as to what to do -

I'm open to another wholesaler taking the leads and trying to make deals and splitting profits

I'm open to selling the leads off and the rest that come in - right now it's more than 40 voicemails and they keep coming in.

I'm open to someone taking the leads, researching the actual opportunities and working with me to close a deal as I'm still very inexperienced.

Here are the details of the leads:

Memphis

Sent 600+ postcards

43 Voicemails so far

Absentee owned / potentially vacant

Single Family

High equity or free and clear

Some out of state owners

Some owners saying that they have multiple properties

Don't scold me if you disagree with what I'm asking, I'm looking for options from those of you who are seasoned. I am a television producer so when I'm slammed I'm really slammed and I don't want to let these leads go to waste or take too long to respond.

Thanks!

Mark
