Thanks, the primary lot is just under 11 acres, zoned residential - up to 3 units per acre. One side sits in a residentiaL neighborhood but the back is up against industrial. It's got industrial water and sewer. And is near jax airport, not too far from where the new Amazon buildings going.

In 2004 it was appraised for 1.5mil

I have some potential clients who may list their vacant land with me but I need to figure out fair market value to determine a listing price. I was thinking of getting an appraisal but I'm a new agent and can't spend the money - any suggestions?

I have recently moved to Fernandina Beach, Florida and have left some of my career as a television producer, showrunner, creator and network exec behind me to get involved in real estate in Florida. 

I am studying for the test now but would like to meet brokers, agents, investors and get to work and dig my heels in to start learning while going for my license. 

I'm happy to roll calls, turn on the charm, stuff envelopes and check on properties. Any experience is valuable to me at this time. 

Any connects would be most appreciated.

I'm looking to compare online courses for getting a Florida real estate license and would love any input as there are so many schools and such varied pricing.
