I would be very careful in regards to what you are offering as a guarantee as I would have to believe there are some securities issues with public statements from anyone who offers a 100% guarantee for an investment.   

If you could actually warrant such a claim you would have everyone buying from you.

Regardless if I am a fan or not, just be careful.  

Most property providers from foreign countries who are selling US properties have a stigma attached to them.  You dont need anything to hurt your reputation as many cant bounce back.  This comment is backed by experience from seeing it happen on more then one occasion.
