I've been searching the BP site for private money lenders but they all seem to have very large minimum amounts. I'd like to connect with a legit lender who can help me do single flips. I do have some available cash and great credit.  I can't use conventional loans because we are maxed out with 2 properties.

You can get up to 10 loans with conventional financing.
