buyer wanted Ringgold Ga area

I have had contact with a gentleman on a house he owns and wants to sell. This house is in the Ringgold Ga area in Indian springs community. He reached out to me from the signs on my truck. About the house it is roughly around 2000 sq ft all brick exterior, it is tax assessed for 87k but at only 1600 sq ft so the roughly other 400 sq ft hasn't been accounted for he owes $53,200 is looking to get 5k at closing which probably can be negotiated down, if you were going to flip the house there is about 30k worth of work with an ARV around 110k. The house was built in 1955 and has had 2 additions added to it through the years. The better route for someone would be do a buy and hold and put around 13k into and get around the 950- 1000 a month rent.
