Cheap House in a Hot Market! Looking for Partner.

Hello BiggerPockets Members!

This is my first post ever in the market place, how cool?!

But here is the scoop... I found a house for sale in a market I have been working in for a while as a Realtor and it is dirt cheap for the area.  The house is going up for auction soon, but I don't have enough cash to cover it all, especially if the price rises, which I imagine it will (Bid ends on Friday).  I'm looking for a partner to go 50/50 with.  If you supply the financing, I'll do all the grunt work and we'll split the profits right down the middle.  Depending on what price it does get up to, I am open to selling it as is and taking the upside there or rehabbing and flipping, whatever we decide on.  

Your probably wondering why you should work with me, I would be too.  I'll be honest, I'm not an experience investor but I'm young, ambitious and full of energy, not to mention I have some experience with building and I am a Realtor.  I'm currently employed as a full time custom cabinet maker and a part time/trying to become full time Realtor/Investor.  I don't know it all, or even close to it, but I have the grit!  

I'm looking for someone local so that we would be able to meet in person to talk to about this deal before Friday, so we can make sure it is a good fit for everyone.  I would also prefer someone with a successful track record in this market.  I didn't claim to know it all, so the ability to give some guidance would be crucial.
