Seeking Private Lender: <50% LTV, great credit, personal guarantee with 7-figure net worth

      I am looking for a private lender, with rates a little more reasonable then the hard money rates out there.  I own 5 properties free and clear, worth about $1.2mil, that I am interested in borrowing against.  I am looking for very reasonable LTVs, will provide a personal guarantee, and have a $3mil or so net worth in property and stocks to back that up.

    If you are a private lender and are willing to provide reasonable rates for an extremely secure loan, please drop me a line.  I'd like to borrow up to $500k or so on those $1.2mil in real estate assets that are owned free and clear.  The funds will be used to acquire additional high cash-flow properties.

   All of my properties are in California with the exception of my personal residence which is in Nevada (because who wants to pay CA state income tax?).
