Rehab Programs up to 95% LTC Available

We are offering the following rehab programs which offer a high leverage approach while still producing competitive rates to the marketplace.  See below for the overviews:

Program #1

-90% of Purchase
-100% of Rehab costs
-Up to 70% ARV
-12% I/O
-4 Points
-6-12 month term
-No PPP

Program #2

-Up to 85% of PP
-90% of Rehab
-Typically 50-60% of closing costs financed
-11% I/O
-4 Points
-12 month term
-No PPP

Program #3

-Up to 90% LTC (purchase price and rehab costs, sometimes closing costs as well)
-10-14% I/O
-2-5 points
-6-12 month term
-10 day close typically

Program #4

For projects with small rehab budgets, we could offer up to 100% financing for the purchase but no rehab monies:

-1st Lien of up to 75% LTV at 9.99% I/O with 4 points
-2nd Lien of up to 25% LTV at 15% I/O with 6 points (if you only go to 10% on the 2nd the rate will be 12.99% I/O and 4 points)
-Anything over 80% CLTV will need an escrow account set-up for the rehab monies to ensure the work is done
