Rehab Cotractor Needed / Home Near Midway Airport in Chicago.

Fellow BP Community:

I am in need a contractor for a moderate rehab in Chicago near Midway Airport. It's a single family home. I am trying to expand our vendor list and would like to meet a couple good crews that can handle this. I have 6 crews now and it dawned on me that I have a community here I can reach out to!! 

Any recommendations?

scope:

~800 sq ft. Single family home.

Needs new kitchen and 1.5 baths.

Probably new mechanicals.

Near Midway Airport

paint, chair rail, sanding floors.

Please see attached and below general scope for this property.

Overall condition;

Home is a 7Room/3Bed/1.5 Bath. Fair condition. Will not pass FHA inspection. Vast majority of the outlets are vertical and not horizontal, suggesting BX cable behind plaster walls. Home has all new windows. Mechanicals untested and show rust, may need replacing. No power or water. Attached garage needs new roof. Need gutter repairs. All Floors need sanding. Kitchen floor somewhat warped due to prolonged water leak from upstairs. Has central AC, but unsure if working.

Living room:

-Install chair rail and paint. Due to the in tact natural wood casings and trim I would suggest painting with a Harmony color and keeping woodwork.

-Sand floors.

-Replace both doors. They were screwed shut.

-Replace registers and vents.

-install closet rod in coat closet.

Dining Room:

-sand floors.

-paint.

-chair rail.

-replace registers and vents.

Kitchen:

-needs new Galley kitchen

-Visible water damage from above. Need to turn water on to determine source.

-Flooring is somewhat warped, need to tile over.

-needs GFI's.

Bedrooms:

-paint.

-sanding.

-closet organizers & shelving.

-lighting.

1.5 Bathrooms:

-need to be redone.

-somehow deleted main bathroom pic, but needs to be redone for sure.

Garage:

-Needs new roofing.

-new entry door

-new garage opener.

Exterior:

-install missing shutter.

-paint shutters.

Replace exterior doors.

-Huge tree in front yard within property line. Bring down?

-Needs good landscaping improvements for curb appeal.

-Paint limestone by windows.

-paint front railing.

-remove dish from roof.
