Greetings from Chicago, arguably the most tenant-friendly city in the country. I can tell you from experience that the better question is "How educated am I as a landlord?" Make sure your lease agreements follow all landlord guidelines and contain pertinent addenda. Whenever possible I always ensure that I have a 90-120 clause that enables the landlord to terminate the lease. If your lease agreement and addenda is iron clad, it makes no difference how educated or savvy your renter is. Rather, focus on ensuring compliance with your local ordinances and make sure you are thoroughly prescreening your tenants. Today there is an over abundance of tenants rights organizations and information online that will allow a tenant to feel empowered to break his or her lease if so motivated to do so.

Hello, BP Community!!

Ok, where do I start?

So, the company I work for last year purchased about 300 homes in Chicago & Chicagoland Area. We rehabbed and either rented or sold all. One thing we cant seem to find is a comprehensive system where we can track everything from acquisition to completion and all the fun stuff in between. Everything including rekey dates, scopes, contractor assignment, draw schedules, occupancy inspections, etc. We tried Yardi, hated it. Salesforce, expensive.

Need a comprehensive tracking system of sorts to help us get to 1,500 projects this year.

Please HELP!!

Hello, BP Community!

We are now purchasing more real estate in the Cook County area more than ever before! We are averaging 10-20 properties a month and need to double this by Q1 of 2016. We have a great team of contractors currently set in place but they are getting stretched real thin and we are in need to hire a few more.

We are looking to partner with the right contractors in order to sustain our growth. The vast majority of our property rehabs are rentals that require light to moderate work. What does this mean? Mostly updating. New paint, chair rail, wainscot, crown molding, updating kitchens and baths, mechanicals, etc. Our properties are located throughout the city and the majority are inthe south suburbs (

Fellow BP Community:

I am in need a contractor for a moderate rehab in Chicago near Midway Airport. It's a single family home. I am trying to expand our vendor list and would like to meet a couple good crews that can handle this. I have 6 crews now and it dawned on me that I have a community here I can reach out to!! 

Any recommendations?

scope:

~800 sq ft. Single family home.

Needs new kitchen and 1.5 baths.

Probably new mechanicals.

Near Midway Airport

paint, chair rail, sanding floors.

Please see attached and below general scope for this property.

Overall condition;

Home is a 7Room/3Bed/1.5 Bath. Fair condition. Will not pass FHA inspection. Vast majority of the outlets are vertical and not horizontal, suggesting BX cable behind plaster walls. Home has all new windows. Mechanicals untested and show rust, may need replacing. No power or water. Attached garage needs new roof. Need gutter repairs. All Floors need sanding. Kitchen floor somewhat warped due to prolonged water leak from upstairs. Has central AC, but unsure if working.

Living room:

-Install chair rail and paint. Due to the in tact natural wood casings and trim I would suggest painting with a Harmony color and keeping woodwork.

-Sand floors.

-Replace both doors. They were screwed shut.

-Replace registers and vents.

-install closet rod in coat closet.

Dining Room:

-sand floors.

-paint.

-chair rail.

-replace registers and vents.

Kitchen:

-needs new Galley kitchen

-Visible water damage from above. Need to turn water on to determine source.

-Flooring is somewhat warped, need to tile over.

-needs GFI's.

Bedrooms:

-paint.

-sanding.

-closet organizers & shelving.

-lighting.

1.5 Bathrooms:

-need to be redone.

-somehow deleted main bathroom pic, but needs to be redone for sure.

Garage:

-Needs new roofing.

-new entry door

-new garage opener.

Exterior:

-install missing shutter.

-paint shutters.

Replace exterior doors.

-Huge tree in front yard within property line. Bring down?

-Needs good landscaping improvements for curb appeal.

-Paint limestone by windows.

-paint front railing.

-remove dish from roof.
