Partner needed. 40k in equity upon purchase. $400 cashflow

Hello,

I have found a great property in the city of Monroe Michigan. This property is a 4 bedroom, 2 bath with a 2 car detached garage. This house has a new furnace, hot water heater and a decent roof (lots of life left in it). I believe that this house is could sell for 80k after light rehab.

I am looking for a partner to carry the financing for the property. This could offer the right person a completely hands off investment that nets them $400 a month positive cash flow. This property rented would net close to $800 a month positive cash flow. I would like to split the income with a partner. In turn, I will handle the rehab, property leasing and management.

A little about myself and my experience. I have been investing in the Monroe area since 2008. I have owned a total of 6 properties that I have rehabbed and managed myself. All while using my own funds. I currently own 3 properties that net me around $1300 positive cash flow every month. I am experienced, hungry and willing to learn.
