Need financing for 920k multi fam that appraised for 1.23M

Hi, 

I have a contract for a multifam for 920,000 and it has appraised for 1,230,000+  in Jan., 2016. 

It is over 90% occupied. I want to get a low-down-payment loan, unless there is plan to get money back out fairly soon. I presently already own 2 multi-fams. My credit is excellent. I want to do this as soon as possible.
