I'm seeking a private money lender (JV partner) for one of the best acquisitions I've had in a while: $415k acquisition + $30k rehab. Total investment: $450k w/holding costs. ARV on this house is CONSERVATIVELY $600k (most likely closer to $615 to $620k). The home is in the highly desirable subdivision of Baldwin Park, Orlando (average days on market = 20 days for competitively priced properties). All numbers are very conservative.
