I’m doing a poll, per say, to generally see how well (or not) real estate agents do with investors. As an investor (and licensed broker) who flips about 50 houses a year, I’ve been pretty disenchanted with agents we’ve worked with. Every once in a while, we come across one who knows what they’re doing as it relates to rentals and potential flips.

Curious... any investors out there have a positive or negative story about an experience when a licensed agent you worked with on a prior deal? If so, why was it positive or negative?

@Jamey Mako, I've been around a lot of these companies (as a supplier for turn key inventory). This guy ^^^  is legit. He was one of the hardest "turn key providers" for me to qualify my inventory for and to this day, I'm still trying to find cash flow properties that meet his underwriting criteria. @Marco Santarelli and his group do a pretty good protecting investors. He's originally Canadian though. Don't hold that against him :)

Like @Ian Price said....3-day sales pitch for their Mastery program, but there's still a lot of value for the nominal price. If nothing else, gives you a lot to research about the business (e.g. tax-deferred investment vehicles, how to package deals for private/hard money, elements to consider for deal assessment, etc.)

@Account Closed - can you point me to some really good direct mail training? I currently do about 5 flips per month via online marketing, but I want to ramp up my low-cost buy-n-hold deals (seller financing, Sub2's, etc.) and I want to target eviction leads. Also, where would you suggest I get the mailing addresses (lists) of absentee owners in the eviction process?

I'm seeking a private money lender (JV partner) for one of the best acquisitions I've had in a while: $415k acquisition + $30k rehab. Total investment: $450k w/holding costs. ARV on this house is CONSERVATIVELY $600k (most likely closer to $615 to $620k). The home is in the highly desirable subdivision of Baldwin Park, Orlando (average days on market = 20 days for competitively priced properties). All numbers are very conservative.
