Seeking Portfolio for 1031 exchange priced 2.5 MM - 2.8 MM

My father is under escrow on a property in SoCal with equity of approximately 600K. I am seeking a suitable replacement properties for 1031 exchange, priced around 2.5 MM. We are seeking stabilized portfolios (or little rehab needed) of either residential houses or an apartment complex. We would also need strong property management references or recommendation.

Criteria include:
- B grade areas or higher
- average to good school districts
- ConC returns of at least 10%
- Cap rate of 7.5% and higher
