I believe the price for the house is too high and the rehab number is way too low.  I can hardly get a contractor out for $30K.  I have not seen the inside of the house, but even if it needs just paint, flooring and minor repairs, it will likely go up to $50K.  That would not include anything in the kitchen or baths.
