Partner Direct With Builder in Chicago - 20% promissory note

Currently seeking investors who can fund 20% of total project cost on residential flips in Chicago. I will be responsible for the other 80% of the project. For the investor a 20% promissory note will be issued. 

I have extensive experience in sourcing, rehabbing and selling residential 1-3 unit homes in Chicago. I have been the project manager who sourced and rehabbed over 100 properties for a property fund. I now work for a small group of investors and have my own in house construction teams. 

I have a current project where the total cost of the project is $760,000. I am seeking an investor to fund $150,000 dollars. I will be responsible for the remaining $610,000. I'm proposing the development of a new single-family residence in the Logan Square area of Chicago, Illinois. The land I have secured is in a tremendous location.  

The project will take approximately 12 months from investment to divestment. Investor will receive a promissory note of 20% and will also have a lien against the property for the amount of the note at expiry.  

I have multiple teams of builders in Chicago and can scale to 10 projects in the first year and 20 in year 2. I want to keep the number of projects low in year one to ensure the quality of work is maintained. 

The ideal investor would have capabilities of further investment once results and relationship are more mature however this is not essential. 

Investors with proven proof of funds are more than welcome to come for a tour in Chicago.
