First Lien position 8% paid on sale - 3 months for construction, 3 months for sale and closing. 

Details of project: 

This is a jumbo Bungalow that is on a double lot in Maywood, which is a blue collar neighbourhood. Nice street with high pride of ownership. CMA is at $229,500. Construction work to be done by myself $75,000 which includes all new mechanicals: HVAC, electrical, new plumbing and New roof. All new bathrooms, new Kitchen, Dry wall and painting as well as sanding floors, new trim. The basement will be turned into a 1 bedroom with open space utility room. The attic in property is very high and is just like a two story but is classified 1.5 levels.

I have been responsible for over 100 properties like this and have my own in-house construction teams.

17.5% Net return in 8 months - secured against property - Logan Square Chicago 

Invest 30% of total project in logan Square (Great area)

$500,000 US Dollars total cost of land and Construction costs. 

Investment needed: $150,000 US Dollars

17.5% Net return paid on the deal to investor 

Work being done on property is to increase sqft from 1800 to over 3000. Raising ceilings, extending back of

Please research yourself.  Looking for a private investor to put in $150,000 US into the development.  We are putting the rest into the deal.  The investor will have a mortgage on the property for security for the amount of your promissory note given. I'm originally from Poland and immigrated to Chicago in 1989. Being of Polish descent has allowed me to work closely with the Polish construction community in Chicago. Being able to speak the language and understand the culture helps me utilise one of the best construction teams in the industry. I Previously was the head of construction for an international investment fund called Colonial Capital, the investment fund acquired value-add homes in Chicago and divested these assets as operational cash flow assets to investors in Dubai and China.

I have been responsible for acquiring, managing, and rehabbing 114 properties for the CHA approval (Chicago Housing Authority). The homes were rehabbed to meet the CHA’s safety and quality standards.

I'm proposing the development of a new single-family residence in the Logan Square area of Chicago, Illiinois.

The project will take approximately 12 months from investment to divestment where the project is estimated to Net $111k. I own the land currently and I'm seeking investment of $150,000 Dollars to go towards the project of which total investment is $760,000. The CMA in the area is 1,000,000 Dollars. However we will sell for $880,000 to ensure property sells quickly. Your investment will be a second mortgage on the property.

A promissory note will be issued for 17.5% of the $150,000 and your investment is secured on the second mortgage of the property. 

I have extensive experience in real estate development and flips having been involved personally in over 100 projects. I have my own construction teams that have worked on projects for 10 years.

Currently seeking investors who can fund 20% of total project cost on residential flips in Chicago. I will be responsible for the other 80% of the project. For the investor a 20% promissory note will be issued. 

I have extensive experience in sourcing, rehabbing and selling residential 1-3 unit homes in Chicago. I have been the project manager who sourced and rehabbed over 100 properties for a property fund. I now work for a small group of investors and have my own in house construction teams. 

I have a current project where the total cost of the project is $760,000. I am seeking an investor to fund $150,000 dollars. I will be responsible for the remaining $610,000. I'm proposing the development of a new single-family residence in the Logan Square area of Chicago, Illinois. The land I have secured is in a tremendous location.  

The project will take approximately 12 months from investment to divestment. Investor will receive a promissory note of 20% and will also have a lien against the property for the amount of the note at expiry.  

I have multiple teams of builders in Chicago and can scale to 10 projects in the first year and 20 in year 2. I want to keep the number of projects low in year one to ensure the quality of work is maintained. 

The ideal investor would have capabilities of further investment once results and relationship are more mature however this is not essential.
