***Gut Job Flip in DFW***

Located in arguably the most sought after neighborhood in Fort Worth. This ugly duckling on the block will be a gut-job and needs to be renovated down to the studs. However, the price reflects that as this is CHEAPER THAN EVERY OTHER HOUSE CURRENTLY FOR SALE IN THIS NEIGHBORHOOD.

Fully renovated houses in this area are selling for 200-230 sqft so you would also want to add on as much additional square footage as possible. This +460 resell value is based on a would-be footprint of roughly 2400 sqft. It is currently around 1600 sqft. If you have vision and aren't afraid to get your hands dirty in a really popular area, you could make a substantial return on this flip. The new footprint would bring the ARV on this to at least 480 based on the aforementioned price per square foot values here, so the 460 is relatively conservative.
